Now that we are past the dog days of summer we want you to know that we don't charge anything for the installation of winter lawns. This means you do not pay anything for scalping and removal of summer lawn, sprinkler tune up, and top dressing where needed. And the seed is provided at the market price. Lawn fertilizer is done quarterly for the price of fertilizer only.

We also offer a full range of tree trimming options for our customers including emergency storm damage clean up and tree removal. So even when it is raining cats and dogs you can count on us.

We will strive to keep your landscape safe, clean and beautiful. At the same time keeping your costs as low as possible. We provide high quality service and pride ourselves on our open communication practices.  We can even do a dog and pony show to let you know about our services.

Unlike other companies we don't mark-up inventory, whenever possible. Another one of our popular services is safety and visibility trimming at no extra charge. This means that if you have things we think could be a liability on your property related to the landscape, we will communicate with you and work together to resolve these issues before they cause an accident or damage vehicles or buildings. If there is vegetation blocking the view of signs or safe passage in and out of the parking lot, trees blocking safety lighting, we will keep those items at their smallest manageable size (no charge).

So that we can stay out of the dog house we meet or exceed the highest insurance standards, with $2,000,000 business liability, $1,000,000 commercial auto, and $1,000,000 workman's comp. And we can list you (the customer) as additional insured at no extra charge.

We don’t want you to be dog tired of our invoices so we keep our hourly rate is $26 per hour. Our special project rate, including sprinkler repairs, is $30. Our convenient payment terms of 2/10 net 30.

All of our vehicles are clearly marked and all of our employees are in uniform for easy identification. Many of the small unexpected things that other companies charge for, we include.

If there are minor sprinkler repairs that are needed, most of them are also included (no charge). We accomplish this by providing an allowance for sprinkler heads, drip emitters, shrub heads, and repairs to lateral lines and drip lines. The only sprinkler issues that we would have to charge for would be main line repairs, valves & timers. And we always get these pre approved by our customers.

Dogs Can’t Read Signs

One thing is for sure. People love their pets.  Many apartments have relaxed or expanded their rules as it relates to people and pets.  Even with large “Pet Deposits” people want to bring their pets to live with them.

If you are a commercial property owner or manager you know that a big down side with pets is there natural eliminations can lead to damage and incontinences for other tenants.

None of us wants to find unexpected surprises when we run across the grass.  So what can you do as a manager of the property.

You can start with rules that can contain where the problems will be     or that the owner or person walking the animal needs to police their own deposits.  But ongoing education works better that just having rules.

The education needs to go beyond just signs.  While the signs can show the open area that is set aside or list the “pick-up” rules.  But you can hold meetings that are mandatory for your pet owners.

Flyers with an educational message about what is best for the animal and the neighbors will do more than just rules, rules and more rules.  Many times it is a lack of time or just plain old poor planning that leads to a shortcut that violates the rules.  These “violations” can be costly for the property. 

Having a pet area can be likened to make an area for smokers to accommodate their needs.  The real world relationship is that there are more pet owners in the population than there are smokers.  The trend is fewer smokers and more pet owners.  Pet ownership is shown to be a health benefit and you can’t say the same for smoking.

Most pet owners are very responsible people.  And like their dogs even less than perfect owners can be retrained if you have the right educational programs.

Don’t Bury Your Head In The Sand!

Many of us try to avoid problems by ignoring them, hoping they will go away on their own.  It is a very common trait we seem to learn during childhood and we tend to try, at least, that same tactic during adulthood.

Yes, even commercial property owners and mangers can fall into that category as well.  Many times they have been known to treat landscaping problems (we could call them challenges) with that tactic as well.

Truth be told it is generally better and cheaper to address problems (all types not just landscaping) as soon as possible.  You can think along the lines of “fix it and forget it” as being a good rule of thumb.

Do You Have A Fall Clean-up Planned

Some people only think of “Spring Clean Up” but, for sure many people feel that the “Fall Clean-up” is just as important or even more important to get ready for three big holidays, Halloween, Thanksgiving and Christmas.

When Is it Time To De-thatch?

Certain grasses tend to form thicker thatch layers. Creeping turf types that spread by above- and underground stems often rapidly form thatch; this includes St. Augustinegrass, Bermudagrass and zoysiagrass. Cool-season grasses, such as bentgrass and aggressive Kentucky bluegrass varieties, also can quickly form thatch, especially if soil is compacted and turf hasn’t been properly fertilized for a few years.

If you use a mulching mower and leave grass clippings on the lawn, that does not lead to thatch formation. Those are healthy practices that can help prevent thatch formation. Typically grass clippings decompose readily. Thatch arises from grass stems and roots in the top inches of soil that die and don’t fully decompose.

The process of de-thatching is hard on turf, so the ideal time to tackle this chore is right before grass enters its period of strongest growth. Because warm- and cool-season grasses grow most vigorously at different times during the year, the ideal time for de-thatching also varies. It’s vital to know what kind of grass comprises your lawn before you de-thatch.

Warm-Season Turf
In regions of the state that experience frost and snow, de-thatch warm-season grasses in late spring to early summer – well before heat arrives and the lawn’s water needs are high. In the warmest and driest regions, including the desert area and mid level grasses, de-thatch warm-season grass in early spring, but be sure to wait until grass is actively growing. This means you should have mowed it once or twice.

Many people think that the late fall time frame can combine leaf clean-up and de-thatching as part of that process. The extra stress caused by the de-thatching can lead to ground cover loss for several weeks and the winter lawns having a delayed start.

Cool-Season Turf
De-thatch cool-season turf types in early spring or early fall. Timing is critical in both cases. In early spring, de-thatch after grass is actively growing – after you have mowed it once or twice. Time early fall de-thatching to allow grass plenty of time to grow and re-establish before frost arrives.

Counting Your Weather Blessings

Yes, I know that, as this is written, it is just days away from fall and the Phoenix Metro area’s temperatures are running in the very high nineties to the 103 degrees Fahrenheit range.  But, if you own or manage a commercial property you can begin to count your blessings.

Keep in mind that you will not have to start stockpiling rock salt to scatter on the side walks to melt the ice.  You won’t have to hire people to shovel snow off your walkways.  You don’t need to find a company to bring a sweeper or blower to clean the parking lots of snow and ice.

You will be using your pool rather than draining and covering it.  Your patio furniture doesn’t have to be cleaned and go into storage.

For the most part you don’t have to spend hours or days having the fall leaves raked, bagged and disposed of (or made into mulch).  No cleaning of leaves, ice and snow from your gutters and downspouts.

Here in the Valley of the Sun you don’t have to take your car in and have the anti-freeze checked or topped off.  No need to have a block-heater installed.

Should I take another moment and mention that you also don’t have to get your car tires swapped for snow tires.  Driving to work won’t be quite as entertaining here in Arizona.  Ice will not turn the roadways into bumper-car nightmares.

No trudging through knee deep snow to pre-start your car so you won’t freeze as you drive into work. I’m sorry that you will miss scraping ice and snow from the car windows or heating the door lock so you can get your key to work. Even though January is still months away you can begin to plan the list of people you will call while you are barbequing and rub it in from pool side at 75 degrees.

In Phoenix there is no need to shovel the sunshine!

Commercial Landscaping Ideas; Annuals and Evergreens

When it comes to commercial landscaping ideas, our experience is there are many different and unique concerns than there are with the home backyard garden. There are several different ways to handle the commercial landscape:  Here is a couple to think about for next Spring.

Annuals
You get far more bang for your buck with less work with annuals than you do with a perennial garden.

In the spring, till your planting areas. Plant your annual flowers - for the ease of gardening, use impatiens if in the shade and seed-geraniums (make sure they're seed-geraniums not the big doubles) or Petunias in the sunshine. Spread 30 to 50 pounds of mulch per 1,000 square feet of garden area, onto the surface. This will act as a weed deterrent. Water the entire planting area thoroughly.

Once a month give the annual flowers a shot of liquid fertilizer (read the label for recommended rates) to keep them growing strongly. Note the petunias require this feeding to keep growing strongly.

Advantages and Disadvantages
Lots of color. Relatively inexpensive for the color. Less work than perennials but there is still some weeding to be done through the season. These recommended annuals self-prune their flowers (the flower petals fall off the plant instead of rotting) and petunias are self-cleaning with no further work. The seed geraniums will require a snapping off of the dead flower stalks every two weeks. The disadvantage is they have to be purchased every year.

Shrubs and Evergreens
The easiest to maintain for commercial landscaping but far and away the most expensive to install are evergreens and shrubs.

Make sure they Are planted at the correct distances for the varieties and mulch the area afterwards with at least 3-inches of mulch. (4-inches is ideal). Shrubs are often recommended but these can take up pruning time once a year when they are mature or they can look overgrown.

Every fall, top up the mulch to stop the weeds from becoming established. This is your ongoing cost along with a few hours of weed pulling (no chemical is 100% effective at stopping weeds).

Some landscapers recommend putting landscape fabric down to prevent weeds from growing up around the plants. If you ever decide to change the landscape or add annuals or bulbs to the mix, there's even more labor involved here.

Advantages and Disadvantages
The largest advantage is the lack of labor to maintain this kind of bed over the years and the "formal" established look it gives the building. The disadvantage is the higher initial cost to purchase the evergreens and plant them

How Short Is Too Short?

No, this isn’t another short joke.  There is a right cutting height for the grass in your commercial property landscaping.

How you cut grass can make a big difference in your lawn’s quality.  Lawn mowing sounds like a simple enough thing. Your staff just has to gas up the mower, yank the cord and ride around in rectangles for awhile, and the deed is done. Ah, but the lawn connoisseur knows there’s a lot more to it than that. How you mow, when you mow and even what you do with the clippings can make a big difference in how your lawn performs. In fact, mowing the lawn is probably the most underrated and overlooked part of good commercial lawn care.

The biggest mowing miscue the typical staff gardener makes is cutting grass too short. Some people downright scalp the lawn, using the putting-green look as the ideal model. That’s a bad idea commercial for several reasons:

It increases moisture and nutrition demands as the grass tries to fight back from near total decapitation, thus increasing your costs.

It reduces the amount of chlorophyll available to manufacture energy to fuel the grass roots. (Longer blades mean more chlorophyll per grass plant and consequently healthy grass.)

It allows the soil to dry out faster, which increases the ill effects of our typical dry weather.

And, weeds germinate better and get off to a faster start when taller grass blades aren’t shading them out.

What really makes a mown lawn look good is the evenness of the cut, not its height. Most people are just as happy with a 3-inch-tall evenly cut lawn as a 1-inch-tall evenly cut lawn.

9/11 Memorial Museum

The National September 11 Memorial & Museum is the principal memorial and museum commemorating the September 11 attacks of 2001, and the World Trade Center bombing of 1993.

The memorial is located at the World Trade Center site, on the former location of the Twin Towers destroyed during the attacks. The World Trade Center Memorial Foundation was renamed the National September 11 Memorial & Museum at the World Trade Center in 2007.

The winner of the World Trade Center Site Memorial Competition was American architect Michael Arad of Handel Architects, a New York and San Francisco based firm. Michael Arad worked with landscape architecture firm Peter Walker and Partners on the design which calls for a forest of trees with two square pools in the center, where the Twin Towers once stood.

In August 2006, the World Trade Center Memorial Foundation and the Port Authority of New York and New Jersey began heavy construction on the memorial and museum. The design is consistent with the original Daniel Libeskind master plan that called for the memorial to be 30 feet below street level (originally 70 feet) in a piazza. The design was the only finalist to throw out Libeskind's requirement that buildings overhang the footprints.

A memorial was planned in the immediate aftermath of the attacks and destruction of the World Trade Center to remember both the victims and those involved in the rescue attempts. The National September 11 Memorial & Museum at the World Trade Center is a non-profit corporation with the mission to raise funds for, program, own and operate the memorial and museum at the World Trade Center site. On September 11, 2011, a dedication ceremony was held at the memorial, commemorating the tenth anniversary of the attacks.

The memorial officially opened to the public on September 12, 2011, while the museum was planned to open one year later, on or around September 11, 2012. Three months after opening, the memorial had been seen by over 1 million visitors. In 2012, Tuesday's Children, a non-profit family service organization that has made a commitment to individuals directly impacted by September 11th and to those who have lost loved ones to terrorism around the globe, has partnered with the 9/11 Memorial to offer private tours to family members of 9/11 victims and First Responders.

The 9/11 Memorial and Museum Foundation, which controls the memorial and museum, and the Port Authority of New York and New Jersey, which owns the World Trade Center site, say they hope the museum will now open by the end of 2013, although no completion date is actually set.

When To Trim Your Palm Trees

In the Phoenix metro area many commercial properties feature beautiful Queen Palm Trees (Syagrus romanzoffiana).  These tall and majestic landscape icons have several specialized needs to maintain their look, health and safety.

As the property owner or manager you need to understand what and when your palm trees need some Tender Loving Care.

Fertilizing
Most landscape palms will require fertilization once or twice a year. Not just any fertilizer will do, however.  Palm trees have special needs that must be met with specially formulated fertilizers that target specific nutrient deficiencies.  You should also apply regular maintenance fertilizers to healthy trees.

Pruning or Trimming
Your typical care and maintenance for the health of your Palm Tree includes Pruning cautiously. Palm Tree Care - Pruning. Even though this article is on the timing of pruning your palm trees always remember that Palm trees are still low maintenance trees.

Most palm trees shed their fronds naturally, but other palms drop the fronds after some time. When it is necessary to prune the palm trees, never remove fronds that do not hang below a line parallel to the ground.

Pruning palms can reduce their vigor, transmit diseases, reduce their health nutritionally, affect cold hardiness and lower their tolerance to handle windstorms. So what pruning should be done on a palm tree? Remove only badly damaged or dead fronds, also remove flowers.

If Palms' fronds are yellow, brown or broken prune them off. Remove loose petioles or boots by hand. If they don't pull off, leave them on.

Care of Palm Trees include removing Palm flower and fruit stalks. The formation of fruit and seed takes strength away from Palm Trees unnecessarily. When mature, fruits may provide food for pests such as rodents and birds. Palms, such as date Palm Trees, produce infertile (where there are no male trees near by) or fertile fruit that will later drop, make a mess or stain concrete surfaces. The seeds of some Palms such as Fan Palm Trees (Washingtonia robusta/filifera) will germinate in undesired areas of the landscape.

Proper care includes that some clumping Palms may need to be thinned out or new growth pruned off if the Palm Trees are getting too big for the space in which the Palms are growing.

While our normal hours of operations are from 6:00 AM to 2:00 PM we offer 24/7 service and Storm Damage Clean-up as needed by our customers.

Our hourly rate is $26 per hour. Our special project rate, including sprinkler repairs, is $30. We offer convenient payment terms of 2/10 net 30.

All of our vehicles are clearly marked and all of our employees are in uniform for easy identification. Many of the small unexpected things that other companies charge for, we include.

If there are minor sprinkler repairs that are needed, most of them are also included (no charge). We accomplish this by providing an allowance for sprinkler heads, drip emitters, shrub heads, and repairs to lateral lines and drip lines. The only sprinkler issues that we would have to charge for would be main line repairs, valves & timers. And we always get these pre approved by our customers.

Unlike other companies we don't mark-up inventory, whenever possible. Another one of our popular services is safety and visibility trimming at no extra charge. This means that if you have things we think could be a liability on your property related to the landscape, we will communicate with you and work together to resolve these issues before they cause an accident or damage vehicles or buildings. If there is vegetation blocking the view of signs or safe passage in and out of the parking lot, trees blocking safety lighting, we will keep those items at their smallest manageable size (no charge).

We don't charge anything for the installation of winter lawns. This means you do not pay anything for scalping and removal of summer lawn, sprinkler tune up, and top dressing where needed. And the seed is provided at the market price. We also offer a full range of tree trimming options for our customers including emergency storm damage clean up and tree removal. Lawn fertilizer is done quarterly for the price of fertilizer only.

We will strive to keep your landscape safe, clean and beautiful. At the same time keeping your costs as low as possible.

We meet or exceed the highest insurance standards, with $2,000,000 business liability, $1,000,000 commercial auto, and $1,000,000 workman's comp. And we can list you (the customer) as additional insured at no extra charge.

Who Needs to Maintain the Parkway?

Perhaps the first question should be what is the “Parkway.”  That is the area of groundcover between the sidewalk and the curb or the street.  This is a very common FAQ (Frequently Asked Questions).  If you have a large commercial property your “parkway” can be a substantial surface area.

The quick and short answer is, Yes, the property owner is responsible.

Where the landscaping areas adjoin grassed rights-of-way, such areas shall be considered part of the landscaped area for the purposes of maintenance.  By code, the property owner shall have and implied easement on rights-of-way extending from the site to the road pavement in order to complete the required maintenance.

Parkways should be thought of as an integral part of the overall site development rather than as an extra or afterthought, and should relate to both neighboring properties and the other landscape and structures on the site. Pedestrians walking on the sidewalk should have the experience of walking through a landscape that is separated by a path, as opposed to walking past two separate landscapes that happen to be on either side of the path.

In some cases the actual area can be considered to be part of the actual property and in some cases it is still the cities property.  In either case you still have to maintain the “Parkway Area.”

Your land or not you are responsible for the maintenance of the parkway and you can be fined if the area is neglected.

Have a Safe and Happy Labor Day

Labor Day pays tribute to the contributions and achievements of American workers. It also symbolizes the end of summer for many Americans, and is celebrated with parties, parades and athletic events.

In 1882, Matthew Maguire, a machinist, first proposed the holiday while serving as secretary of the CLU (Central Labor Union) of New York. Others argue that it was first proposed by Peter J. McGuire of the American Federation of Labor in May 1882, after witnessing the annual labor festival held in Toronto, Canada.

Oregon was the first state to make it a holiday in 1887. By the time it became a federal holiday in 1894, thirty states officially celebrated Labor Day.filed with Reyes, leader of the labor movement. Fearing further conflict, the United States Congress unanimously voted to approve rush legislation that made Labor Day a national holiday; Cleveland signed it into law a mere six days after the end of the strike. The September date originally chosen by the CLU of New York and observed by many of the nation's trade unions for the past several years was selected rather than the more widespread International Workers' Day because Cleveland was concerned that observance of the latter would be associated with the nascent Communist, Syndicalist and Anarchist movements that, though distinct from one another, had rallied to commemorate the Haymarket Affair in International Workers' Day. All U.S. states, the District of Columbia, and the territories have made it a statutory holiday.

The form for the celebration of Labor Day was outlined in the first proposal of the holiday: A street parade to exhibit to the public "the strength and spirit of corps of the trade and labor organizations", followed by a festival for the workers and their families. This became the pattern for Labor Day celebrations. Speeches by prominent men and women were introduced later, as more emphasis was placed upon the civil significance of the holiday. Still later, by a resolution of the American Federation of Labor convention of 1909, the Sunday preceding Labor Day was adopted as Labor Sunday and dedicated to the spiritual and educational aspects of the labor movement.

The holiday is often regarded as a day of rest and parties. Speeches or political demonstrations are more low-key than May 1 Labor Day celebrations in most countries, although events held by labor organizations often feature political themes and appearances by candidates for office, especially in election years. Forms of celebration include picnics, barbecues, fireworks displays, water sports, and public art events. Families with school-age children take it as the last chance to travel before the end of summer recess. Similarly, some teenagers and young adults view it as the last weekend for parties before returning to school, although school starting times now vary.
